covering the Auckland Region, and
can provide an initial consultation, free of charge, an appraisal and estimate of costs, in
writing, for any project. Some projects may be more complex &
require more investigation than usual & a fee may be charged, we
would advise if this is the case.
OUR COMPREHENSIVE SURVEY SERVICES INCLUDE:
RESOURCE CONSENTS - Urban
& Rural
Our familiarity with District Plans helps our ability to give advice on
their interpretation. We are familiar
with the Resource Management Act and all District Plans within the
Auckland region.
We
are able to prepare and submit resource consent applications for
subdivisions as well as land use consents for earthworks, buildings
and other activities, normally as an integrated consent process.
SUBDIVISIONAL DESIGN
Once
a site survey has identified all appropriate features we are able to
carry out subdivisional design to obtain the best potential from the
site. A thorough knowledge of the District Plans is required to ensure
compliance and maximise results.
We have a detailed knowledge of the sites and can
undertake their design as well as contract administration.
LAND TRANSFER SURVEYS
A
Land Transfer Survey is required for all subdivision of land and
includes the placement of survey pegs and preparation of appropriate
plans for issue of new Certificates of Title. All our surveys are
lodged with Land Information New Zealand digitally and all data
searching is completed online with minimal time delays.
ENGINEERING DESIGN, OBSERVATION
& CERTIFICATION
Detailed engineering surveys on projects such as road construction,
drainage and water supply requires the surveyor to play a major role.
This includes initial concept, design, contract administration,
construction observation and certification as a complete package.
TOPOGRAPHICAL SURVEYS
A survey that identifies topographical details and land shape.
Absolutely essential at the pre-design stage as it eliminates the risk
of costly remedial work at a later stage. We have GPS as well as total
stations to ensure accurate and cost effective surveying.
SITE PLANS
Site
plans are required for most developments and it is essential for a
survey to accurately establish the ground contours as well as
building, trees and other notable features. Inaccurate or incomplete
information can mean costly delays.
EASEMENT & LEASE SURVEYS
In these situations we make applications to Council and prepare the
necessary plans to enable the registering of Rights of Way, water and
similar easements and leases of land.
LAND INFORMATION
We are able to obtain any information on land - its size, ownership,
zoning etc. We can also offer advice on its potential for development.
FEASIBILITY & DEVELOPMENT ADVICE
We can give advice on potential for development, including concept
layouts, feasibility, cost analysis and time frames involved. A
detailed site inspection will result in advice on the best and most
economical method of developing your land. It will also identify
potential problem areas, and reducing risk of complications at a
later stage.
CONSTRUCTION & BUILDING SETOUT
Often
a surveyor is required for setting out buildings, whether due to
proximity to boundary or unusual shapes and/or for vertical control.
We undertake these surveys to ensure it is built in accordance with
the design. Other surveys may involve setout and/or certification of
floor levels.
BOUNDARY PEG RELOCATIONS
Only registered
surveyors can legally replace boundary pegs. These may be required for
refencing of a boundary, or maybe building in close proximity to a
boundary.
ASBUILT SURVEYS
Local
Authorities require asbuilt plans of all new public services that are
installed as part of a subdivision. We provide a service to carry out
the field survey, prepare the required plans and certify on
completion.
UNIT TITLES
& CROSS LEASE SURVEYS
These
surveys are used for multi unit developments and create alternative
forms of Title. We can undertake both these forms of survey and
preparation of suitable plans for registration.
