Some of our clients prefer to project manage and organise contractors themselves and that is absolutely fine. We can also come in and do specific planning or survey related tasks at any part of the process.

Here are some common types of subdivision:
Freehold – Fee Simple Subdivision
Subdividing fee simple lots into 2 or more sections. This is the most common subdivision. We are highly experienced in this work and in obtaining the related council and Land Information New Zealand (LINZ) approvals.
Unit Title Subdivision
Unit titles are generally used for apartments. A body corporate will set the rules of use for each unit. There is usually common property such as hallways, stairs, gardens, carparks and driveways that may be shared.
Cross-lease Subdivision
Cross-lease lots have their own flats on one title. This means, you and your neighbour(s) own the land and have shared ownership of the entire site. Subdivision from cross-lease to fee simple gives a greater title security and increases property value.
Boundary Adjustments
Re-adjusting the boundary of a lot is a subdivision where land is sold to or bought from adjacent neighbours.
